What is Nad Al Sheba Gardens?
Nad Al Sheba Gardens is a private, gated community of 3-bedroom townhouses and 4- to 7-bedroom villas by Meraas, part of Dubai Holding Real Estate. It sits in Nad Al Sheba, directly south of Meydan Racecourse, about ten minutes from Downtown Dubai.
It has been released in phases since its launch. Meraas marks Phases 2 to 11 as sold out and describes Phase 12, a strip of 4- and 5-bedroom villas along the northern edge, as the final chapter. Earlier phases are already lived in; the most recent ones are under construction, with Phase 4 due in Q1 2027 and Phase 7 in mid-2028.

Meraas quotes townhouses from 3,291 sq ft and villas from 4,795 to 8,705 sq ft. The architecture mixes stone, metallic screens and large glazing, with double-height living rooms in the bigger villas.

Meraas shot this short film for Phase 7, in a family kitchen that opens onto the garden. Phase 7 is sold out from the developer and under construction for June 2028, so its homes now trade as off-plan resales.
