Phase 12, Nad Al Sheba Gardens

Phase 12 is the last release at Nad Al Sheba Gardens. Meraas calls it the final chapter of the community, and its masterplan shows every earlier phase marked sold out.

It is a long strip of 4- and 5-bedroom villas on the northern boundary, closest to Meydan. The villas follow the community's recent design: three storeys, a double-height living room around a central courtyard, and a rear garden with a private pool.

Because it is the final developer release, Phase 12 is the last chance to buy here on a developer payment plan. After that, every purchase in Nad Al Sheba Gardens is a resale.
