Phase 7, Nad Al Sheba Gardens

272 homes, 130 villas of 4–7 bedrooms and 142 three-bedroom townhouses, under construction for completion in mid-2028.

Phase 7 launched around December 2024 with 3-bedroom townhouses and 4- to 7-bedroom villas. In September 2026 Meraas awarded the construction contract, worth close to AED 1bn, to GCC Contracting.

The contract covers 272 homes, 130 villas and 142 townhouses, plus pool houses, with completion scheduled for June 2028.

Phase 7 is sold out from the developer, so units now trade as off-plan resales. That can suit buyers who want a set handover date without waiting for Phase 12.
